Public Comment: The Commission will take general public comments and comments on the meeting’s specific agenda items in written form via email at: CommunityDevelopment@ruidoso-nm.gov or by mail: 313 Cree Meadows Drive, Ruidoso, NM 88345 before June 2, 2026, at 10:00 am. These comments will be distributed to all Commissioners for review.

a) Regular Meeting, May 5, 2026.

5. PUBLIC INPUT (Limited to items not on Public Hearing Agenda and up to 3 minutes per speaker) Pursuant to NMSA 1978, Section 10-15-1 (H)(3), The Planning Commission reserves the right to close this public meeting and enter into closed session for deliberations in connection with any administrative adjudicatory proceedings contained in this agenda. (Discussions in closed sessions are limited to the case being heard at the time of motion to enter into Closed Session pursuant to §10-15-1.H.3, NMSA 1978. No action shall be taken in closed session. Any action taken following closed session shall be taken in Open Session.)

6. QUASI-JUDICIAL PUBLIC HEARINGS (all parties with standing shall have an opportunity for cross-examination.)

a) Variance Approval Case #PV2026-05 – Timothy Borror is requesting Variance approval to encroach into the front, back and side setbacks for the placement of a home on property zoned R-1 Single-Family Residential District located at 131 Brady Canyon Drive, Lot 7, Block 2, of the Glen Grove Subdivision, Ruidoso, New Mexico, 88345.

b) Variance Approval Case #PV2026-08 – Justin Huffman is requesting Variance approval to allow the use of an alternative fire suppression system in place of a full NFPA 13 sprinkler system on property zoned C-3 Midtown Commercial District located at 2515 Sudderth Drive, Lot 8A, Block K, of the Ruidoso Springs Subdivision, Ruidoso, New Mexico, 88345.

c) Variance Approval Case #PV2026-09 – Jim Dailey is requesting Variance approval to encroach into the corner side setback for the placement of a carport on property zoned M-1 Low-Density Mobile Home District located at 177 Juniper Road, Lot 11, Block 14, Unit II of the Ponderosa Heights Subdivision, Ruidoso, New Mexico, 88345.

7. NEW BUSINESS

a) Discussion concerning the language of the M-1 zoning district’s additional requirements for front setbacks, found on pages 42-43, Sec 54-69 (f) footnote 3, of the Ruidoso Chapter 54 Land Use and Zoning Regulations Adopted January 14, 2025.

b) Discussion concerning the language regarding the 25% maximum expansion of the ground or floor area of a legally nonconforming use found on page 138, Sec 54-127 (i) of the Ruidoso Chapter 54 Land Use and Zoning Regulations Adopted January 14, 2025.
